terms and conditions

We ask that you read the following Terms & Conditions carefully. By making a Booking, it is assumed you have read, understood and agree to these Terms.

We strongly advise that you and your party has adequate, up-to-date Travel/Cancellation Insurance.

TERMS USED

In these terms and conditions "you/your" refers to the Hirer and his/her party, and "we/us" means South House owner, "property/house" means South House, the accommodation you are booking.

BOOKING

Minimum 2 nights booking.

A deposit of 50% maybe required to secure the booking. The balance is required within 2 weeks of the arrival date, if this balance payment is not received within this period the booking will be automatically cancelled.

If you book within 2 weeks of arrival the full amount is due immediately at the time of booking confirmation.

Your booking is secure only once we have confirmed our acceptance to you in writing.

CANCELLATIONS

You may cancel your booking at any time. Cancellations must be communicated to us in writing and take effect from the date received and acknowledged by us. In the event of cancellation by you – then the following charges become applicable. Bookings are non-transferable.

More than 2 weeks prior to arrival date - Full refund (less any bank/credit card fees)
Less than 2 weeks prior to arrival date - Usually, no refund

In the unlikely event it becomes necessary for US to cancel your Booking due to circumstances beyond our control - we will refund ALL monies paid to us, by you. No other compensation will be payable.

PAYMENT

We accept bank transfers, pound sterling cash, and most major credit and debit cards.

ARRIVAL AND DEPARTURE

Standard check-in: anytime after 3pm (14:00)

Standard check-out: latest 10.30am (10:30)

We do not expect you to spend your last day scrubbing and cleaning but we do ask you to leave the property in reasonable condition, and we reserve the right to charge extra for cleaning if it is left excessively dirty.

The accommodation provided is for holiday use only and neither you, nor any person allowed into the property by you, has a right to remain in the house beyond the agreed departure date. You will be liable for any costs incurred as a result of any delayed departure.

OUR LIABILITY

We shall not be liable for any death or personal injury, or for damage to or loss of your personal property so please ensure you take out adequate insurance.

In the event of circumstances beyond our reasonable control, including (but not limited to) fire, flood, exceptional weather conditions, disease outbreaks, industrial disputes etc. We shall not be liable for any resulting costs, losses or damages suffered by you (including the costs of alternative accommodation) nor for our failure to undertake our obligations to you. You use the outside decking at South House including paths and steps at your own risk as sometimes in damp weather these can be slippery.

WE RESERVE THE RIGHT TO;

Refuse any booking at our sole discretion.
Obtain the name, age, gender and a verfified mobile contact number of your party before accepting a booking.
Not to accept bookings from hirers under the age of 18 years.
Enter the property at any reasonable time and for any reasonable cause. We will try and give you advanced notice where possible.
Terminate the rental agreement immediately and without compensation or refund if you damage the accommodation, are excessively noisy and disturb others, if we reasonably suspect you are breaking the law or exceeding the maximum of 7 staying guests.
Charge for any non-trivial damage howsoever caused.

YOUR RESPONSIBILITIES

Your general responsibilities include but are not limited to ensuring that only the number of people for whom the booking is made stay in the house - if this condition is not observed we reserve the right to refuse admittance or cancel the booking without compensation.

You report to us any breakages or missing items, and that you keep all furniture, fittings and effects in the same good condition as they are found.

Vehicles and contents are left at your own risk.

PETS

Sorry, we are unable to accept dogs or other animals.

SMOKING

To ensure safety, comfort and enjoyment for all Guests and Family, we do operate a strict No-Smoking policy. Please note that if you do smoke in the property you will be charged a minimum of £150 for any additional cleaning costs and for the costs incurred in meeting the expectations of subsequent non-smoking guests.

DRUGS

Anyone found in possession of or evidence found in the property of any illegal substance will have their stay terminated and the matter will be reported to the police.

PARKING

Off Street Driveway Parking is at owners own risk - no liability can be accepted for loss or damage howsoever caused. On Street Parking is available via a parking permit which we provide and is at owners own risk - no liability can be accepted for loss or damage howsoever caused. If the parking permit is not returned to the house on the day of your departure we reserve the right to charge a flat £150 inconvenience/replacement fee.

KEYS

You will be informed about the house keys in the days leading up to your arrival date. Upon departure please leave your keys clearly visible on the kitchen work surface. If you take your keys home by mistake you must contact us. We will provide an address where the keys must be sent. It will be your responsibility to make arrangements and pay to return them securely to us using a tracked next-day mailing service within 2 days of your departure. A flat rate of £90 will be charged for any loss of the high security house keys.

SAFETY

Candles and any inflammatory items are not permitted in the house. Tampering with smoke alarms or safety equipment is strictly forbidden. The glass front to the fire place gets extremely hot when in use and remains hot for a while after use, do not touch it and keep any children away from this area.

GENERAL

We reserve the right to deny access or curtail any Guests' stay if these terms and conditions are not adhered to. In these circumstances – no refund will be given and additional charges may be incurred.

We reserve the right to decline any booking without giving reason.

Please note we endeavour to ensure all images accurately reflect the property quality; however actual furniture, fixtures and fittings may differ from the published image.
